    This is his fee structure from last year. Not sure if it has changed. But even if it ends up changing this year, it won't increase by too much (he hadn't increased his fees since 2015):

    Properties <500k $2,200 retainer fee + $ 8,800
    success fee ($11,000 total including GST)

    Properties 500-k700k $3,300 retainer fee + $8,800
    success fee ($12,100 total including GST)

    Properties 700k + or Multiple purchases Fixed fee by
    negotiation

    In a similar boat as yourself, I am still chasing agents to send any off-market properties with the number of unsuccessful bids and the agents selling properties within 2 days of listing. All of them say the same thing" It's crazy at the moment, you will need to act quickly and give an offer now else this will be gone by tomorrow" !!! Looking at Rochedale South, Shailer Park, Bracken Ridge, Aspley, and whatever fits in the 700-750K budget.
    I think the last resort is to opt for BA.

    With 700-750k I still think it'd be worthwhile paying 12k to a buyers agent to see if they can get me into a suburb closer to the City and in BCC.

    Agents will just add you to the database with 100s of others, and the properties they send are rubbish.

    I still don't understand how these buyers agents come across so many investment grade properties in investment grade locations off market, so I think its worth putting the question to them- go on and find me one in a good suburb within 10-15km from the CBD in my range you so called miracle worker.

    Anyone here who would have purchased o/o property through BA? What was their experience like? Where do you think BAs had an edge over yourself if you already knew the area and the type of house you were looking for?

    Which area of Brisbane does Andrew Allen specialise in or concentrate on?
    I understand that most BA has areas that they have more of a presence in.

    Be good to know their relative strengths.

    Do you know what areas they are good with and do their mainly do IP or PPOR.
