Buyers Agent - Assessing & Negotiating Only...

    Hi Team,

    Know there is a lot of discussion on BA's and the value they can add. I tend to see discussion more on 'full packages' only where the BA's will support in setting up a strategy with you on location blueprint, suburb selection, asset type, search and recommend a purchase for you.

    I would like to take more of an approach where i am able to do my own market analysis, area selection, asset type, choosing right property. Since i would like to do this interstate, outsourcing the physical inspection to a responsive BA who we can trust to inspect condition, local area and negotiate on my behalf, will allow the experience of buying interstate for best opportunities to be smooth, cheaper & allow me to test my property selection knowledge..

    anyone have BA experiences of this nature with someone they can trust, reasonable cost for service?

    Most BAs offer this service under what they'd commonly call an Option 2 service. Typically costs are approx 1/2 the Option 1 full service. Variations would be for number of properties you'd want a BA to evaluate and negotiate for you. Also what happens when the property you first pick is a dud - how many more properties do you want after that one?

    You will also not get access to off-market properties the BA will come across using this service - which is reserved for full service clients.

    Alan is correct and we offer this as an Option 2 service in our agency (Sydney only as we don't cover anywhere else) It can get expensive after 3-4 properties that you have no success on, so keep this in mind, as a full search may end up being more fruitful and actually yield other properties you may not have considered. I do know of several Brissy BAs that do offer this service though and would suggest you start with the REBAA list in the other post. Best of luck with it all :)

    Yes most BA's will do an inspect and negotiate, either on a per property or an agreed number of properties with additional fee per property once exceeded. They can also liaise with B&P inspectors etc

    Perhaps tie the property up under contract and let your B& P examination decide for you. As for the negotiations why not let your solicitor do it when they draw up the contract.

    Most (not all) solicitors I have come across, I would not allow to conduct negotiations for me or anyone else. They are trained legally but not trained negotiators.

    I think the longer you are in the game the more "real life" experience you pick up. I was taught a few negotiating skills at Uni but much of what I learnt was through watching more experienced hands go at it (as well as working for The Greek- but that as they say is another story). In terms of buying real estate I made it a practice- once I had access to RP Data to collect all info on past sales etc to form my own comparatives and be fully armed when dealing with agents/solicitors on behalf of my (law) clients. What I found was that many agents really had no idea of a property's value - or had bought the listing such that asking price and actual ultimate sale price were always miles apart- and rarely was the price achieved higher than what I estimated.I got to understand the actual comparative worth of a property in my selected southside areas.
    I think the best buyer's agent's trick is to get onto a property quickly-lock in negotiations and insulate the vendor from the open market. I expect if you tell a lazy agent that you have a quick (pre qualified) buyer then most agents will go through the motions before advising the seller to accept a sub par price- especially if the seller is Dot looking to go into a retirement home so needs enough to cover the bond and some funny money left over.
    Just sold a property under Power of Attorney over Sunnybank way for an elderly client in a home. Against my recommendation to have agents compete for the listing the clients went with an untried agent friend.
    Great fun and games- achieved 40k above the private valuation I obtained. The trick was the negotiations with the agent- not the buyer. Once the agent was on side the buyer had no choice if he wanted the property.
    When acting for a seller I could never recommend sale without at least one open house. To that end I probably have the effect of scaring off any buyer's agents from any of my client's properties.

    HAHA thats what you get from too much book reading and not enough forum reading :D

    Moved to Adelaide in December as part of a business purchase for my IT company. As I am a fully licensed agent (RLA) in SA, I will be doing BA work as well.

    Will be in touch for REBAA membership soon :D

    So glad you did, I get lots of people asking for an Adelaide BA and there really isn't any others.

    She's honest, great communication and really good at her job. Employed their services years ago during an extremely busy period for me and couldn't be happier. Place has more than doubled now.

    There is Perter Koulisos in Adelaide - they call him the property professor and one of the most comprehensive and honest people I know.

    He is also an Adelaide buyers agent.

    We used to also have a buyers agency and all our BA leads now go to Peter and people are coming back with raving reports for his services.
