I've just learned of possible building code irregularities on an extension that was built in 1992. I have all the documents and plans that the previous owner passed onto me with builders name etc.
If it is bad news do I have any recourse being the works are 25 years old?
Someone must have passed the building works?

The problem seems to be a lack of clearance under the floor beams resulting in dirt being up against the woodwork of the floor.

Pretty much outside of the statute of limitations (7 years). You'd be lucky to find the builder if they were still trading under the same licence of the architect or certifier (Council will have conveniently destroyed the inspection file).

Irregularities as compared to today's code, or the code in place in 1992? A lot has changed.

If it has been standing for 25 years without too many obvious adverse effects, chances are there is not too much wrong with the property
