    Ours come inwards also but from Antartica. Nah, we are pretty lucky in Australia, all our beaches all over Aus are different and awesome - so spoilt

    My first full time job 30 years ago I worked for a builder that had previously gone bankrupt in the boom. They started up again, restructured cash flow to minimise risk. They have taken over a few other building companies since then and still operating. It would be good to have inside knowledge on how builders operate before signing up!

    So wild thinking late 2019 I worked on a knockdown, rebuild of a duplex in 9 weeks from one lot of renter's moving out to two new sets moving in. And the current project I'm on is 3 months and creeping along slowly.

    Bloody cheap to build out west!
    I’m doing two at present.
    So far PS for rock was exceeded, we had to engage a live sewer contractor for a new sewer point and now builder is hinting at another 3 week wait for timber/frame.
    Already 32k above ‘fixed price’ and slab has just been poured!
    To top this off there is no LD’s for delays etc.
    What a time to be alive!
    Positive note, a comparable sold for circa 2m, 400k more than we were expecting 8 months ago, smaller plot of land too!

    Update for Brisbane
    From my multiple sources:
    Roofer - solidly booked out for next 15 months.
    Concreter - booked out for 6 months.
    Block layer and brick layer - booked out for next 12 months.

    Good luck whoever are building right now.
    Your cost are blowing out big time.

    My nephew who is building 4 units in Perth got hit with $120,000 increase…ouch

    For me…. Business as usual. Got my brickies sorted. My builder owns his own roofing company, so will be no delays here

    I reckon bricklayer shortage has cost me 3 months, not complaining as no price hikes. I think its larger builders passing on costs.
    My Project should be completed in April

    Our brickie does not have a labourer as he cant source one at a fee his prepared to pay. Closed borders not helping

    My partner has offered to be his labourer, omg, his giving up golf, fishing for this. We want brick work completed by December.

    Lets see if he can get there by 7 am:confused: lets see if he lasts 1/2 days

    Oh geez this is going to cost you more in physio/chiro than it would cost to supply a labourer. Brickie labourers work super hard

    LOL - I only did a bit of helping hand in the past.
    I was told I am slow as a sloth compare to them.
    Did I felt like a train wreck after half day. Who am I kidding.
    MTR - better have an ambulance number handy. Just incase. :eek:

    Just heard from an investor friend building 3 villas in Perth. This person just got hit with $100,000 additional build cost. This is after signing contract, this is the new norm

    Be very careful in Perth atm, big builders are having a field day

    Back to my project, extremely happy, no price increases. I should have brick work and roof up by Xmas and prices of end product have jumped another level

    Building is very similar to this, all sold on first home open and about $60,000 above highest asking price range

    You should of gave him a taste of the hard work medicine. :D
    It is like my gym workout - I feel absolutely wreck the next day when leg exercise day is done. :(

    Oh yes the building delays and cost blow out is real. LOL like I said in my post about how long it will last. My information for Brisbane is solid.

    So Brissy same issue with builds, not surprising. Trades can ask what they want, timber and steel costs have increased significantly
