Build on current excel list - help

    I am swimming in excel sheets at the moment - trying to find something relatively simple as some look super complicated.

    I am not sure how to attach things to threads as i can't see any attach files buttons here but i have uploaded a screenshots of the Positive Real Estate sheet that i really like but it is doesn't have a couple of things that i would like and it is locked so i can't edit some parts of it.

    Can anyone recommend a sheet that has the ability to model existing numbers at different interest rates...so 3/5/7%? And then also have the ability to select a period where repayments are IO and then switch to P&I. This sheets has either IO or P&I but i would like to see the switch visually at say year 5 to see by how much the rent needs to be raised / or how much of a loss the property would be making?

    To calculate P&I repayments, use the PMT Excel function.
