Build costs

    Will throw up a little something later on to try help any aspiring developers with some more details when/if things get going, but for now I just thought I'd share/compare some prices.

    So, building two side by side homes, one 16.4sq the adjacent 15.4sq approx. of living.
    Homes will be period inspired (facades) and external cladding will be composite/Hardie weatherboard. Double story, four bed two bath and the other three bed two bath and study (not big enough to call a bedroom). Level of finish will be medium, nothing fancy.

    So far quotes/estimates have been coming back at over 750k or close to 24k per sq!

    Three years ago we were paying 16k per sq!

    Are builders just super busy now and charging higher. What's everyone else's experiences been like of late?

    Google tells me 1 square is almost 10 square metres. So you're saying that it's about $2400 per square metre? Faaarrrrkkkk that is high. I'm paying around $1600-1700 per sqm for weatherboard/hamptons style with medium finish

    That sounds very expensive...especially for a medium level of finish. Sounds like your speaking with the more prestige style builders.

    Prices can vary drastically between builders, and also between suburbs.
    Where abouts are you building?

    Is your site in Melbourne? 24K per square appears to be way too high unless the site costs are too high.

    Brissy around $1900sqm for high medium to low high finish.

    $2400sqm for a 'medium nothing fancy' finish is kinda crazy.

    Agree 100% just had another quote come back at 'Between 380-420 each'
    I was expecting to pay between 14-16k a sq or $1722 for @Westminster haha!
    Funny as one of these builders literally built for us three years ago for almost half price when he had no work and was going through a very rough patch, now everyone's busy and this is what's happening !!
    Agree with everyone, I'm looking around untill I find someone in the 14-16k a sq mark!
    Anyone have any recommendations?

    Site is literally dead flat and perfectly level, great site access and ROW, building in Northcote afew kms nort east of Melb cbd
    Any builders you've used and happy to recommend mate?

    Unfortunately when there is a construction boom prices go up but I wouldn't have expected those prices unless it had basement parking, very ornate exterior work (billions of mouldings, finials, lacework etc), solid gold taps :p

    We are currently planning a triplex development in Perth's Northern suburbs and I was wondering what these square meterage costs include,i.e. window treatments,floor coverings,painting,landscaping,fencing,shared driveways e.t.c?
    Your input would be highly appreciated.

    Square metre rates can vary quite a lot depending on design, especially complexity of roofing, amount of walls on boundary and specification level. If it's a standard 3 x 2 x 2 fully turnkey down to letterbox and washing line I'd allow $200k including siteworks and headworks for R40. If it's R30 where blocks are bigger and designs are simpler than it might be cheaper (though it's likely you'd just go larger for the same price)

    Whooaahhh......compadre...are you gold plating the dunny.....

    My builds under 20 sq are about 10,700 to 11,000 per sq fully complete (including fencing landscpaing). A pretty high level of finish - stone to benchtops, LEDs, 2.59m ceilings, single split A/C.

    For over 20 sq you are looking at $9700 to $10,500 per sq

    Please note a sq is 9.28. So if you have a 186sqm house it is a 20sq...so it should cost 215k to 222k to build in general...so long as you don't go over the top.

    Yours must be on existing land so digging and replacing infra is costly so you need to add about 20--40 to the cost.

    Yep side by side on existing land and won't be able to use a volume builder as its not their style home/facade, dunnies are not gold plated but for the price you would think they are!
    Will report back once I confirm a price, thinking of putting project on hold until work gets abit quieter, at the moment everyone is so busy so prices are high
