Broker on the Gold Coast

Hi,
I'm a newbie, always been interested in real estate, new to the forum.

We have a good relationship with our bank manager at BOQ, they have a chat with us on a first name basis and are available for us to call if we ever need anything.

We are looking at purchasing an IP and have spoken to the bank manager who had advised us the finance is fine, however I've been reading that it's best not to have all of your loans via the one lender. Can anyone please explain why this is?

Further to this can anyone recommend a fantastic mortgage broker on the Hold Coast?

Concentration risk.

Its all good to have your eggs in the one basket in order save a few bps here and save on some fees there but serious thought should be given to risk management.

There isn't a rule of thumb as some go off the numbers of properties and other go off the total lending. Either way its a good thing to diversify your lending and also have a lending relationship with at least 2 lenders.

Be careful of BOQ - if they have more than one property it's most likely cross-secured - they have it as policy. But Rolf will have that sorted asap

 

Rolf has taught/mentored half the successful brokers on here, and they're mostly doing very well for themselves. Pretty sure his also mentored some of the industries very best that aren't on the forums.

Cant go wrong - thats an incredible track record.
