@HUGH72 : yep i know brisbane got tropical low. I was talking about cyclone debbie up north affecting the economy and damaging infrastructure + businesses.

And yes chain is constantly being tightened, so no telling when it will get to tipping point where sentiment goes negative. Pollies will likely try to delay any changes to negative gearing or CGT but if enough votes go the other way due to housing issue, they will have no choice but to change things or get voted out.

    Great summation @Kangabanga

I've never called Brisbane a city. It has a long way to go.

And a collection of villages makes up a town.. So indeed Brisbane is a dustbowl ridden collection of villages who used to have some coal up north. :)

    Correct

But Brisbanes growth of 1.8% exceeded that of Sydney....just with houses half the price.

I've lived in Brisbane all my life and until today I've never heard that I live in a mining town...

I'm going to get myself a tin hat with a light at the front. :p

I was listening to Michael Yardney today who said that the biggest factor behind price increases is jobs growth and this is where Brisbane has the biggest problem. I was surprised that he didn't mention location, location, location. Population increase may or may not effect popularity.

    .

They are both connected. Where there is jobs growth, people will follow. Thus creating demand for property in that area. Usually increases in property prices follow.

Very basic stuff, but a great indicator of the potential of an area or city.

If you look at Queensland, it's doing ok but at least its not W.A or even worse S.A.

Yes, and the other way round as well...where there are people, companies create jobs to service those people.

Seconded this. I think Brisbane will be supported when investors can no longer afford Sydney/Melbourne. This also depends on the market sentiment after Debbie. Having looked at the auction results in the last 2 weeks and they seems unaffected.

No stats, just a little bit of common sense with reasons including:
    1. Smaller town, so less traffic.
    2. Cheaper property, so capital will go further.
    3. Lower cost of living.
    4. Cooler temperatures.
    5. Less humidity.
    6. Doesn't flood.
    7. Very few bogan/Mexican tourists.
    8. Less crime (feel safe).
    9. ....

Younger folk who are still working will head to the GC and SC.

But what would this old fart know?

Most in melb or syd wouldnt even know where toowoomba is
Nothing against toowoomba but its probably not even in the top 50 destinations on retirees radar. Not saying they shouldnt consider it but i dont think they are

If retired people moving to an area led to an increase in jobs, Hervey Bay should be booming!

It is not my fault that our Mexican brothers and sisters are uneducated :) :).

Your comment is a bit like international people coming to Sydney (to a lesser extent, Melbourne) and thinking they have seen Australia because they visited Sydney or Melbourne.

Us educated Aussies know there is a lot more to Australia than Sydney and Melbourne.

Well, maybe the smart ones are :) :).

    Let's look at the statistics.

The number of Australians who are 60+ is 19.7%

The number of Queenslanders who are 60+ is 18.7%

The number of people living in South East Queensland who are 60+ is 18.4%.

The number of people living in Toowoomba who are 60+ is 21.3%.

So, Toowoomba is over-represented by older people when compared with its region, its State and its country.

    Here's my recent (anecdotal) experience:

Toowoomba's population is approaching 165,000. According to the myAgedCare website, Toowoomba has 17 Aged Care facilities OR one for every 10,000 residents. I would have thought that this would have to be an oversupply situation.

In January this year, my family had to suddenly find a place for our mother who is 88 (I won't go into the details). All the places we tried (and we tried most) had waiting lists and advised it would be months before a room would become available; some even told us not to register Mum.

A lot of old folk in Toowoomba.

So QLD is just behind Melbourne and Sydney with regards to job vacancies? Well, that's pretty good! And the population growth is higher than in NSW.

Yeah so basically its a country town? There are plenty of these with the same points you mentioned in NSW and VIC. Goulburn, Wagga, Orange, Bendigo, Ballarat. I fail to see why retirees are going to move all the way to Toowoomba for any of that and be so far away from all their friends and family, for cooler weather and no beach? Maybe some QLD residents would retire there but it would not make any sense for NSW and VIC retirees to head there. Guessing you're from QLD....
