    Hi mate,

    I am also looking in Melbourne outer for $500k budget. Could you please share your area where you bought?
    I will really appreciate any advise which area I should look for in this price range.

    Hey, I'm not very familiar with Melbourne at all and that's why we were using a BA (Lisa Parker). We bought in Kings Park for 500k and we are very happy with the purchase:). Yield wasn't as good as we expected but that can be said for most of Melbourne unfortunately.

    Australia weathered the GFC better than any other country.

    I don't see the government doing anything to reign in the economy so we could be heading for a real crash.

    Just a Newby gut feeling on my part.

    Congrats on the purchase. Great buy but did you consider St. Albans as well? It has rail access and it's town centre is thriving!

    Its not necessarily fhbs that drive the market. Upgraders are very important for CGs in middle ring suburbs

    I like your zillmere suggestion. Although the cat is out of the bag and there's quite a bit of interest is still relatively cheap compared to neighbours.

    Hi Willister,

    Thanks:). We didn't really consider St Albans as our maximum budget was 500k and we were also limited with yield. I believe rental yield in St Albans is lower than in Kings Park as the prices over there have risen more quickly. Also we would be struggling to find anything for even 550k now.
