    1 million can still get you a decent house premium suburb. I was looking in the sub 900k which now is 1m.
    I would look hard at 4121 Tarragindi if very lucky, HPW or Holland park
    4152 Carina Carina heights
    Moorooka
    Stafford Kedron if very lucky
    Mitchelton all middle ring suburbs

    Hi,

    Am looking at 4152.

    It’s quite a big area.

    Camp hill is very nice.

    Carindale is in 4152.
    a bit further than Carina from CBD.

    would you say it’s still as desirable?
    And would it be cheaper?

    am considering buying a 3 bed house in Carindale.

    Camp Hill most expensive
    Carindale second most
    Carina next
    Carina Heights next.

    All desirable, pockets of camp Hill are great. But pockets of there are too.

    I think Carina Heights offers some value. The boom is ongoing in 4152!!

    Hi,

    why is Carindale more expensive than Carina and Carina Heights?
    Since Carindale is further away from CBD than Carina?

    Been looking around Cadogan street pocket near the reserve.
    Is that a good desirable pocket?

    It doesn't make sense. I like Carina and Carina Heights better, but some ppl like mcmansions and Westfield

    I will just check cadogan I think uts excellent edit: bit close to freeway and check flooding

    ^ Yep - Something to always keep in mind is a higher median does not mean more valuable land. Hypothetically, a suburb of post wars at 800k average is actually more desirable than newer builds with a median of 900k as the underlying land (and growth asset) is actually higher.

    It presents a good opportunity for discounts in certain situations.

    If 1 is spending 1.2 m on an IP...what are tge cg prospects?

    I think im almost giving up on the 10km ring... i was told the vendor would be over the moon with a 1.25m offer; ended up going over 1.5m;

    To be honest Tarragindi is a pretty upmarket area. It's why there's a premium. You may be best to look at the mount Gravatts Moorooka and Salisbury area in South and North Mitchelton, Chermside West for under a $1m

    Any takers? Ofcorse market is up now and everyone is chasing capital growth so interested to know viewa. Bris quality suburbs property purchase as an IP, what should be the CG expectation (guess estimate)

    Hi standtall, how about indooroopilly? There are some weatherboard homes in indooroopilly around the 800-900k, do you think this could be a good investment given that the property is in a decent condition? Thanks

    Any sub million house on a land is a good purchase provided 1) it’s not in flood zone 2) house on it isn’t in a too bad shape.

    Agree with 1) but the rest of your advice is how people are going to get burnt.

    So a house in Wacol or Inala is a good buy for $990k?
