QLD Brisbane suburbs to buy $1M budget

    Fairly new to property investing
    Live in Sydney northern beaches
    Have equity in current home to budget for $1M inc stamp duty fees etc for IP
    House 3 bed 600m2
    Want to use IP to pay off PPOR mortgage ($420 k left ) a bit quicker for financial freedom
    Noticed prices jump significantly over the last 12 months
    Should I go for one half decent property or one lower end property
    Any help with suburbs would be great

    I have noticed you have posted 4152 plenty of times.
    Is there any valid reason?
    OP did say up to $1m - not over.

    Yes. 4152 has a mix, still getting fixers for under 900k, OP might have ability to buy in Camp Hill, or Carina if preferred. I live there ATM and it is really good. Gain has been good and is still going.

    Transport improvements planned.

    Can't think of better patch.

    You still can find fixer upper there as the first choice if you ask the article.

    New to the forum as well and in a similar situation .. was looking at Brisbane suburbs under the same range -- looks like the Brisbane market has shot up quite a bit in a year . I was recommended a property in Aspley near Westfield Chermside .They are quoting about 800K for it .It is a 3 bedder with 590 land . House is old but tenantable . I live in Melbourne and not very familiar with Brisbane .Just wondering if Aspley as a suburb is good ? . Is that the median price nowadays..thanks

    I don't recommend people where I am living - Clayfield.
    I think you need to look past the bias.
    What is good for you, might not be good for them.

    I wouldn't recommend clayfield either :p.

    Who says I am biased? Didn't say Logan ...... although perhaps I shoulda.

    I know 4152 very well, still value in Carina, Carina Hts. 4152 quite large and diverse. Very close to Olympic facilities.

    And @standtall bought recently. He doesn't live here!!

    Henderson St, the vibe, the constitution, that's it. The vibe.

    Albion Station will be the next Chatswood of Sydney if you ask me.
    Brisbane’s $750m Albion Train Station Approved

    Being so close to the city at 5km and literally 4 stops to central station.
    You can get to airport and city in no time.
    2 of the biggest employment destination.
    Anyway that is debatable - I can't be bother.o_O

    Is there a big difference in what you can get for 1.1 or $1.2m in terms of rent return and choice
    North side of Brisbane has come up in a few searches Nundah area
    Thoughts on that

    If you are saying you could have a budget of 1.1-1.2M you could also look at suburbs closer in around the 4-6km range of the CBD of Newmarket, Gordon Park, Windsor, Lutwyche, Wooloowin, Kedron, Ashgrove, Alderley.

    Happy to share my research.

    OP - I am Sydney based investor and have been obsessed with Brisbane inner ring for last 6 years.

    I was fortunate enough to get into Camp Hill 5 years ago and house has already doubled. Bought another one in 4152 just before Sydney lockdown and a similar house just sold $200k over what I paid for. There are multiple threads on the fundamentals of 4152 but I reckon your budget of under $1m is not enough to land an above average house in 4152 and I wouldn't recommend getting a below average property.

    Your next best bet is Mansfield - you will looking at around $950k for a 3 bedroom house on 600sqm within Mansfield high catchment. This is the second most desirable catchment after Brisbane State High and with over 50,000 Sydney/Melbourne ex-residents moving into Brisbane, these school catchments will get extremely hot.

    Buying into Mansfield catchment with $1m budget is still not going to be easy. A friend of mine in Sydney basically gave up after 2 months of trying very hard as most listings have offers even before they come online. Don't trust listings in Brisbane, you will end up going to opens only to find the house under contract for weeks. Things work very differently in Brisbane - just call as many agents as possible and try to be on their good side.

    It is widely known that 4152 has done well of late because I own property there.
    This is a fact..not up for discussion...:) there is only one sheriff in town..and that is me :)

    Looks like I may need to start budgeting nearer 1.2M to get a decent quality home to that doesn’t need loads of work in a good area
