    But it has a quality tenant.....clearly a buy :)

    I am surprised you get a look in, the agent clearly had to stay outside the gates ....lol

    lol. The dogs were out, working hard for their money. I got the impression they are paying the rent not the tenant... also they indicated they are happy to stay as they are expecting a baby or 6.

    What are peoples opinions on areas within Zillmere?

    I've noticed houses on the Western side of the train line are selling for low - mid 500's while on the Eastern side, particularly north of Zillmere road are selling for mid-400's. Is that due to large amount of housing commission homes there, or the fact that there are more high-sets (east) vs low-sets (west) - or some other reason?

    Most of the houses in the hood are pretty fugly I acknowledge that, but looking around google streetview there does appear to be a number of new builds that have obviously replaced fibro shacks. Is this trend likely to pick up over the next 5-10 years?

    Hi - Was considering a unit in Zillmere. How is the area now especially closer to the train station?

    Why would you consider a unit?
    Do you mean on the Aspley side of the train line or the east side. Have you seen how many other units are scattered across Zillmere and its nearby suburbs?

    Units are in my price range. I was looking on the east side. I just had a closer look at the surrounding areas. Thank you for your response.

    East side of Zillmere has a lot of public housing pockets - so you want to be aware of them:

    But definitely get a house over unit if you can as land is the one appreciates, even if that means you may have to look further out. What is your budget by the way?

    Stay away from buying units in any suburb in QLD!!!!!! Buy IP with land content instead, a 2 bed older house house is much better investment if you never wish to sell.
    There are many threads about units in Brisbane please read them!
    I agree with others Bracken Ridge or Boondall would be my preferred choices....

    The issue is we are generalizing, but even within suburbs there are good or not so good streets, or some properties which maybe not such a good buy, like housing commission in Zillmere. Hence it really depends on the deal and numbers and the investment strategy.
    I built ages ago 4B 2B 2G in Bracken Ridge but now prefer to buy in Inner suburb of BRI, whereas Bracken Ridge would be considered Middle suburb of BRI.
    Just being more selective in my portfolio, converting some houses to hotel like in Monopoly.

    Yeah.....but they are looking at 200k

    If you can get 2 1 1 in non houso area they are thinking of, it may not work out bad long term, it is not OTP....

    There is some well established places in Redlands that have long been unit dominated, 3 years ago may have got into a decent townhouse at just above 200k if you were a good negotiator, but your prob realistically looking at 250 now, I had some good things offered to me in Wynnum, but would guess ,most things there are going to be unit for Bracken house price. i.e 350 or plus (without me checking)

    So 200 is a hard budget. 200 wont even get you a decent place in many NSW country towns now, if it is a good town and area, a unit will cost more than 200

    Agree. Budget much too lowwwwwwwwwwwwww!
    I have a place in Wynnum West. Have very good tenants there too.
    Young friend bought in ADE a unit though about 12kms away for $185K....

    If that is all they can do though ,,,,,,,

    Also depends on goals and what they want or expect.....

    For instance, if they had 200k cash and want to own something outright to just gain the rent long term, I would rather there than a unit in Logan for example.

    If they want something to gain quick equity to then leverage into something else, it may be a dead end.

    OP...lots of things to consider and think of, and it is each individual that has to nut things out & know what your doing stuff and planning etc.

    Agree, hence hard to advise as we all follow our own investing strategies. Mine have also changed over the years based on age, and what I want from them. I now prefer to own less but better quality than just so many....

    Bet read what you wrote,,,,saying 12k away....I thought you mean away from WW :)
