    Hi all,

    Was going to start a thread on somersoft on this but here we are in our new home!!

    It doesn't get much of a mention but I like the Redlands area for future prospects.

    It's got it all really stretching from Thorneside down to Redland bay the value for $$$ and rental yield got me interested in this area approx 3 years ago.

    Any one else liking it?

    There are still some good buys around this area. I prefer the water with beaches at other places, but for IP I think it's worth looking at.

    Haha, not just yet, nearly there. B&P came back with some issues, getting some quotes as we, um, type. Thinking whether to ask for another discount or not.

    Redland bay is definitely going up in value since a year or so ago. My old man was picking up subdividable blocks for very cheap. Now people are paying a fair bit more.

    My first post on this new forum! :)

    I find the Redlands city council website hard to use to find stuff like minimum lot size and frontage for dual occ etc. Can anybody show me where to find this?

    Redland covers a large area, bought a house in wynnum early tjis year, price went up by 10% by now. It is definitely area to look at. Birkdale is getting more expensive week by week. Alex Hills maybe a little overpriced dur to people moving from wynnum or manly. Thornside worth a look. Cleveland is a goer, nice area, better social economic demographics. Look for something thst yoi could add some value on.

    Have spoken to town planner, generally 800m2, 20m frontage, no lesd

    And since they are in the city planning phase for the next ten years, perhaps we are at a good time to put pressure on Council to loosen some of the policies for divisions or to allow the renting out granny flats to unrelated parties, like we have in NSW?

    Birkdale reminds me of a little Mermaid Waters with the canals.
    Has anyone looked at Mt Cotton lately?

    Capalaba has a mini CBD
    Victoria point has the big retail/ cinema/ shopping hub
    Cleveland has a mini CBD
    Anything along the train line Birkdale down to Cleveland should do well long term.
    Victoria point yields are good also.
    I like the whole Redlands area....I did grow up there so I am biased in a way I guess?

    Hi @Azazel, how did you go in terms of location and discount? I'm nearly over the line on a property at Birkdale, have had to extend finance clause (my finance was a bit tricky but thankfully has been approved with some conditions which I'm hoping to satisfy this week).

    Possibly... I'm actually a Sydneysider but plan to fly up for a week, maybe two. If I'm in the area, absolutely I'd be up for that.
