    I've got friends (couple with child) who were looking for a house to rent. Then when they saw where they could rent a brand new apartment much cheaper, closer to cafes CBD etc they ditched that plan. I'm sure they aren't the only ones. Definitely will affect houses too.

    I've just put my Brisbane rents up. But that's just me by the sounds of it.

    So have I but maybe they were slightly under market. I haven't been advised by agents that there was any reason not to yet.

    What did happen to property prices before and after the Commonwealth Games in Brissy 1988?? Interested what will happen on GC, a lot of people say they are holding out to sell just before the games. Wonder if it will be an over supply??

    not sure id make the correlation with 88 games..
    I think brisbane would have structurally changed in its buyer makeup since then, and also going forward.

    It just happened very quickly prior and after in 1982..maybe about the time the gold coast and brisbane started ,before just small towns,much the same what happened in port douglas pre 1975 and several coastal location in qld it never stops..

    Had a chat with someone today, bayside in Bris the rentals are a bit dead, am told lot of renters are buying.....makes sense.

    I sense a bit of a slow down in Sydney in my area too, maybe the fact that it is not being broadcast all the time that rates will drop further. Time will tell.

    Yup I live bayside and I have posted a couple times about the rentals coming down since the start of the year. Its not just here though, a local PM previously told me some of the houses in the classier suburbs near the CBD have had rent drops as well.

    I reckon its the glut of spanking new apartments/townhouses coming up that's mainly affecting rents. There are also some new "masterplanned" estates coming up within 20kms of the CBD which are well connected by the main motorways.

    We bought our Southside PPOR three years prior to the Brisbane games. We would not have been able to afford it afterwards.

    But the main reason for the jump in values was the extension of the south east freeway from its previous end at tarragindi through to Mains Road at Macgregor, making city access so much quicker and easier. At the same time the local Council member insisted on all traffic lights on Mains Road being coordinated, further improving traffic flow.

    We bought knowing these improvements were under way and due to finish before the games.

    Likewise, any increase in values on the Gold Coast will probably result from infrastructure improvements rather than the games themselves, which only run for a couple of weeks.

    I wouldn't mind renting near the water for a while.
    How's the commute these days?

    Manly West / Wakerley area.

    Morning to city is pretty bad after 6.15am and back from city pretty bad after 4.30pm till around 6pm. Most working days.

    The junction down to birkdale is pretty bad during peak time as well.

    Weekends it's pretty much no traffic.

    I've been stuck on Old Cleveland Rd on the weekend.
