QLD Brisbane oversupply?

    Consenus is agreed through both genuine and media-hyped exercises for units, even I agree to a certain extent in some suburbs.

    That oversupply will definitely affect free-standing houses, potential rent reduction (if you can rent for > $50 less in nearby or same suburb even existing renters will move) but < $50 they will think due to personal circumstances (say removal costs, school catchments, employment prospects etc).

    That's why between 5-12 Km as of now you are OK, based on the current brisbane sale price, for people who bought 2 years ago they are quite safe as they can reduce rents without compromising yield but who ever buys say now to next 2 years have to be careful. After 2 years supply and demand will be balanced if there are no new monster supply but by that time brisbane prices would have increased by 15% (again IMO)

    Man these articles are all scare tactics and click bait for the news websites. LOL

    Very contradictory in their articles and if you read the article entirely it actually goes on to mention the growth of Brisbane and all the positive signals in terms of jobs growth, population and other factors.

    Brisbane's unit market has some real estate agents feeling nervous

    "this is an expected softening and it's not even going to be that long-term."

    "So while supply has briefly outweighed demand, that demand will resurge in the short-to-medium term."

    "Over the long term, for people who have bought, if they see through the asset growth they'll be in positive territory in due course."

    Everyone needs to stop reading the heading only and getting all hyped up. DYOR.
