    Happening lots in Sydney due to valuations not stacking up. In the higher end up to 500k off..... so this could have happened here also.

    Sold for 3.69m at auction. Underbidder at 3.65 and two others in the over 3.5 range during the auction. If they're still looking I'm sure they won't have any issues getting a sale.

    Unfortunately it looks like Brisbane is really slowing down. Official May figures will show ~ 0.8% growth for the month.

    QLD auction results down to 54% clearance today.

    There is a reason why at least 3 regular posters on this thread have sold down something in the last 3 months ;)

    Yep ... seeing it first hand in Moreton Bay. And have seen things slow there.

    As I said in 6 months the landscape is going to be dramatically different!!

    You have really great timing. Not so much chatter about real estate prices in my circles any more. Everybody seems to be hunkering down with what they’ve got.
    Maybe another 10 years of flatlining prices.

    Did you get 2021 year end prices (and competition in bids) or following current trend, which is subdued demand.

    You were dead right, well done!

    I do think though that things may heat up again over the next year or so. I think the goubbermint will try really hard to ramp up immigration, which will create a huge demand for housing.

    just through shear luck i got what i consider to be probably the highest price i could achieve so far. maybe prices keep rising but all agents in area are telling me stock is increasing, buyers have a more choice and properties taking longer to sell, prices may begin softening. i have a very similar one i may sell in the coming fin. year and would be surprised if i get the same price as the one i just sold. im already seeing considerably nicer homes sell for not much more than my b grade prop

    Chatting with yourself sash has been one of the reasons I brought that sale forward, very glad I did now. I was always going to sell it but happy I did it this fin year instead of next. For my personal situation it's been a good decision.

    6a Agars St Paddington - sold at auction 4.2m
    64 Cambridge st Red Hill - passed in at auction a few weeks ago, sold 2.9m
