as long as we makes tonnes of money we can cash out and move to the next Brisbane if required . It will take us a long time to get anywhere near as bad as Sydney and we will never have the crappy weather of Melbourne so we’re good

Where do you get corelogic estimates from ? Do you need a subscription?

 

Yea, paid subscription but data is lagging like anywhere else at the moment hehehe

 

From what I am seeing things broadly seem to be selling for the domain ‘high’ estimate plus 10-20% which is crazy !!

 

I find Domain estimates to be quite inaccurate. Corelogic is quite close and most REAs based their estimate from there.

No hurt in expecting 10-20% higher than estimates at the moment though hehehe Especially if the property is desirable

 

I’m retrospectively checking them after they sell for example that chermside west one was 12% above the high . They are pretty uniformly aligning to that trend

Corelogic estimate 725k. I think the owner should expect 800+ for that one. Great profit for them in a year and a half.

 

I think you’ll find the average age of people in Brisbane is 15 years behind Sydney too.

It sold for 750, Corelogic estimate 650. But not much profit for the previous owner as they bought it for 623k in 2012, most probably overpaid for it.
