    Hey guys,

I'm looking at purchasing an IP in Brisbane. I was looking at both Ipswich and Logan areas and was interested in purchasing in either Leichhardt, Raceview, Marsden or a Townhouse around the Logan area.

Could anyone advise me if these area 'good' suburbs or best to avoid these areas. Or does anyone have any other recommendations. Appreciate your help

That would be riddled with asbestos though.

You should get into Ipswich still at that price, Raceview has moved about 20%. Try to get as much land as you can for your 400k

No more than thousands of other houses in other areas at higher price points.

Ipswich you can still buy under $400k, but it's starting to move pretty quick.

Asbestos wouldn't worry me. The floods might tho!

    Logan.

Get the worst house you can find if your capable and try get under $400k. Wont be many suburbs with anything under $400k these days. Whatever is listing for "offers over $350k" usually are selling well into the 400s now.

Go for gold. I’ll take the asbestos house, deal with the issue once, while you can have the flood house and pay crazy insurance and lose all your possessions every <insert frequency of flood based on how low it is> years.

Nah you can only choose floods or asbestos. One or the other. Obviously the preference is neither but that’s not in the spirit of the initial quibble!

Well... they are both pretty terrible in that case. I would select neither.

    Cheers :)

    Hi,

That is starting to become very very difficult at the moment, but I would say try Crestmead, Hillcrest, Browns Plains and surround. We have been purchasing in these areas, the last property we purchased OFF MARKET in Hillcrest was a 3 bed 1 bath on over 700m2 for $420k. It is going to rent for $400 per week.

They are still available but you really need to build up those REA relationships to find the OFF MARKETS.
