QLD Brisbane flood areas

    I'm considering buying in Brisbane, preferably within 6km from city, which areas would be best to stay away from? Which were most affected in the 2011 floods? I have had a look at the flood awareness map, how accurate would these be because they seem to be quite specific

    Worrying about flooding was soooo 2012. It’s been super dry in Brisbane this summer.

    we are back to developing apartment blocks in the flood zones now. ;)

    100% look at the flood maps. Flooding has a chance of occurring (or not) on a street by street (even house by house) basis. Our house has no blue on the flood map at all. The houses across the street have a 5% chance of flooding in any given year.

    Just be aware that each flood can behave differently.

    Some areas that were not affected in 1974 flooded in 2011, whereas other areas were less affected in 2011 than in 1974.

    if you dont have views, you flood, if the guy above you has views, you flood. If you flood and the creek doesnt get you the storm or the overland flow will. Don’t worry about areas to stay away from just pick the quality asset and if it is on the flood map move on as it will impact developing the block. There’s enough opportunity out there to get one that doesnt flood so leave it to someone else to buy.

    No issues as far as I know. Seems like the other capitals are more problematic for environmental issues.

    No problems so far ,i was thinking late last night when the gutters would not take the flow rate that some may have water in their yards and it's still raining ..
    7-10 days like this then there may be a problem ,but i'm with Suncorp after 2011 may be 4 k plus a year per property but if it happens this time on the risk chart we are covered 12 out of 10..
