    What is the usual cost for bond clean at the end of the lease if tenants didn't leave the house very clean? Got a quote from agent $850 just thinking its very expensive?

    As a rule of thumb, I've found 1 weeks rent +gst is usually pretty accurate for the cost of professional cleaning & carpets, if it's not a complete train wreck.. Obviously it scales up/down depending on the size of the house so the formula seems to hold true for most cases or not far off

    $850 is bloody high by average, but it could be a very large house with lots of rubbish?

    Cleaning is expensive.....I have quotes for one not long ago, 800,1000 and 2000....the 1k is prob about right.

    Depends, filthy house, full of tenants rubbish, never cleaned, needs a team of cleaners could be $2000.

    Normally it only costs a couple of hundred.
    I would be asking plenty of questions for $850, sounds high. Ask for another quote.

    Why are you paying for the bond clean at the end of the lease? It’s down to the tenants to have the property cleaned before they get their bond released. Did the PM do an end of tenancy inspection?

    Tenants just have to get it as clean as it was at the start of the tenancy.

    I pay $25 an hour for my cleaner - should not be more than a day’s work ($200) to clean a house with no contents.

    That's cheap. For a one-off type job like that I would expect to pay $50/hr per person.
    Had one house cleaned for $500 - vacant (no furniture) and old, $500 which I thought was cheap.

    Even so, at $50 an hour $850 means 17 hours cleaning.

    Unless the house is a complete tip (and the original post said (not very clean) then that price is unreasonable and would be challenged at the tribunal.

    Most cleaners will charge 30-35 these days. Quite often they'll use multiple people so you will have to pay for those people, which is offset by them getting it done quicker.

    The price quoted is pretty meaningless though - some houses might only need a quick spruce up and some almost need forensic specialists. Where abouts on that spectrum was the house?

    Exactly, so unless it was originally let in an un clean condition then the tenant should be paying to get it back to original state of cleanliness.

    Thank you all. Tenants left lots of rubbish and I already paid for that to be removed, now having handyman fixing a few things and then the cleaning after that. I still can't justify paying $880 for initial cleaning and the rubbish removal and now an additional $850 for the final clean. They wont be getting their bond back, however, bond doesn't cover all invoices I have to pay which is not covered by the insurance like cleaning and outstanding water.

    Wait... There was $880 for cleaning and rubbish removal, and now another $850!? How big is this house, and what did the tenants do to it....!!!??

    Paying for a handyman to fix few things, still can't understand paying $880 for cleaning plus another $850... waiting for clarification

    I can understand $880 if it was completely trashed and included rubbish removal, but an additional $850 sounds excessive, especially if it's just a spruce up? Unless this place is huge and the initial clean didn't do much.

    Just some personal examples: In Sydney I recently paid $260 for a small 2 bedroom unit that was 8 out of 10 dirty and $780 for a large 5 bedroom house that was 3 out of 10 dirty. I think between $80 and $120 per room (inc living) depending on level of mess is a good benchmark.

    The former property manager who used to be on here quite a bit, haven't seen anything for awhile now come to think of it, tried it on with me, $980 to clean house,$800 for lawns and garden clean up through the internal maintenance company.The property then cost another $875 to re clean the 1st bad job, carpets redone etc etc.

    $800 .. for lawns ... You got two football pitches in the back or something?

    That's an insane amount of money and the fact you had to ... Re clean .. so disappointing, did you get a reimbursement from the 1st job?
