Best month for settlement/finding tenants

    Not sure if this is the right place for this question, but if you were in a position to start making offers and you had any influence in the settlement period, would you be trying to settle sooner, Oct/Nov or would you try and push it out to Jan/Feb? Just thinking that December might be a pretty bad time to try and get tenants. I'm sure the best months for finding tenants has been discussed before, but I couldn't find the posts.

    I always aim to get tenants mid January. If it needs work that could be done over Christmas break (if you can get tradies). Otherwise I would try to time it to January.

    My experience with my Marrickville properties are that January is the best time to be seeking tenants.

    Consensus seems to be early to mid January due to families resettling due to work and school committments

    Contract after the census date for land tax purposes. This defers your tax liability for a year.

    Another vote for January. Areas around Universities show massive demand end of Jan/early Feb

    It really depends on the area. Have a look at sqmresearch.com.au and type in your postcode in the free property data for vacancy rates. That will tell you the lowest vacancy months and the best time to advertise a property. Our Syd property is Oct/Nov but our SEQLD one is August & our Moreton Bay QLD one is May or Sept.

    Agree with Magnet. Every area would be different so talk to the local agents.
