    Which land release looks most attractive from CG prospective for long term buy, build and hold ? (10+ years horizon)

    (New planned infra - commercial retail like Westfield or Hospital etc , shorter travel time using planned or existing public transport to CBD , Attracts wealthy migrants / professional - who cant afford CBD or prefer bigger lot sizes , which are not available close to CBD)

    NSW

    1. Box Hill (Stockland The Gables)
    2. Marsden Park (Stockland Elara)
    3. Leppington/ Austral / Oran Park

    VIC

    1. Kinley ( Lilydale, Victoria)
    2. Stockland Mt Atkinson - Truganina
    3. Stockland Grandview - Truganina
    4. Boardwalk, Point Cook

    QLD

    1. Springfield (Stockland Kalina)

    Those Broadwalk Point Cook lots are tiny. Don't do it. Not sure why you would though when there's plenty of better established properties on bigger lots

    Yep, the Boardwalk blocks are tiny and priced through the roof. Most of the estate isn't part of the Alamanda school zone either. Not enough bang for your buck.

    I sussed out Kinley very well before their first release. Your site costs are going to be very high, given the nature of the land there. The estate is ex-quarry land and sloping in many parts. Excellent spot though, I'd live there. I reckon it's going to turn out really nice when fully complete. They are retaining the stone crusher, it's going to be turned into museum/restaurant/cafe/something - that's going to look spectacular.
