My two years fixed rate with Suncorp is about to end in early April. I am able to end the fixed rate 60 days early, which I am leaning towards if my rates will be lower.

My current fixed rate is 4.29% IO LVR 88% investment loan.

I currently have 12 months left of IO period. So by the time I end my fixed period, I wouldn't be able to fix for a 1 year as it'd be less than a year. I will then rollover onto IO variable.

From what I can see on their rates page, it'd be rolled into a 5.37% IO variable investment loan (With home package). My loan currently has a life time discount of 1.7% (Discount prior to being fixed). Based on this, would my rate be 3.67% when I'm off the fixed rate?

Otherwise, any brokers know what's the cheapest achievable rate with Suncorp? IO, variable, LVR 88%, Investment loan.

    Cheers

Seelling an IP and paying off the loan on settlement followed by refinance PPOR to pull out the equity and get as much as one can (70%/80% lvr) because higher serviceability will Maquarie offer 2.99?

Just got a new lender on my panel...

80% P&I variable, basic loan (no offset, no ongoing fees)
    Owner Occ: 2.74%
    Investment: 3.09%

The fixed rates are fairly sharp as well. Still playing with their servicing calculator and policies to see where the fit.

Most Australian banks wont lend for this.

You need to provide some other collateral eg current Australian home.
