Best Commercial Developments to put near new shopping centres

    Hi,

    Thinking about a basic piggyback strategy. What are the highest value small commercial developments you would put near a new Aldi/Woolworths/Coles or other supermarket development?

    IE self storage? Medical Centre? etc

    and go....

    Definitely a Medical Centre, preferable a sub-leased one. i.e. several professional suites.. keep in mind there are already a heap of medical places popping up down the south coast, so find your shortages first. i.e. you have 4 dentists in walking distance in Moruya.......

    Ideas
    Gyms: require little fit out and basic construction so whilst their rent might not be that high their cost isn't either
    Medical Centre: growing sector especially if you can get some others like physio/dentist etc in there
    Daycare: another growing sector but doesn't seem to follow the model of paying per sqm but pays per child/license
    Petrol station: great if you can get them on a ground lease and you don't even have to pay for construction
    Fast Food (zambrero/red rooster/nandos): harder to repurpose if it's a drive through but still an ok risk
    Small Format Retail - I possibly made that name up, but Large Format Retail exists. Like 5 x 100/150sqm shops that can be hair dressers, REAs, accountants, Dominos etc
