    Substitution of plan date at VCAT was two weeks before DPC. Had no choice :)!

    My Neighbors(Developers too) are still at VCAT for identical development to be approved. I am sure they would use our recent win to stack their case against council.

    Regardless, it is VCAT/SAT/ or NSW land and environment court, Developer will need to prove that he/she made reasonable attempt to accommodate site sensitive development to satisfy approval authoritys' code and policies.

    At VCAT, we could have argue the case that we changed approval request from 12 dwellings to 4 dwellings (from 3 story to 2 story) and that would have been major wining point for us.

    Anyway, this thread should help Developers caught up in council planning approval system.

    Is there a big difference in profit to sell as is with plans approved ?

    It is a team of like minded builders and architects that get to gather once a month to discuss various trend /materials used in their recent projects.

    But it is a great idea. I get so much benefits from networking with the industry on different products. I'm using the Hardy Scyon Axon wood grained fibre cement sheets on my next project for my wood look and it's very sustainable, economical and low maintenance. We've trialled it on one project in Perth and it looks great, just need to perfect the timber stain application a bit more.

    Using a bit different materials then Hardy scyon. Will PM you details once I have exact product name.

    Given it is a bay side area, we opted for mid century look. Concrete,wood, glass. Elevations is similar to Californian bunglow with pitched roof.

    Not a huge fan of boxy looking dwellings. They look good for time being but it is time stamped look and can already see it is fading out.

    Also, we have 4 blocks in raw that are getting re developed and have agreement with next door ugly looking duckling to be upgarded with similar looking facade to uplift the entire Street appeal.

    Constrium of Developers ( 3 developers of 4 blocks) are contributing cost of uplifting facade for ugly duckling next door. My share is around $8k...

    Thanks Alex. I still remember the look on your face when I told you abt the plan... You must have been thinking he is under weather:).

    Anyway , I am glad it is nearly there and can now move on to bigger and better things.

    That is a really good idea to spend some money on the ugly duckling even though you don't own it. Will help immensely with the street feel.

    Just heard a news that site across the road (Client's) is being supported by council now. Council is happy with amended plans and will be supporting at VCAT hearing. Pretty much same design as mine. Just bit smaller block, 585Sq meter approx.... council rejected the plans without advertising. Now them supporting it is a big win for us.


    As they say, if you don't like how table is set, turn the table around.


    Kudos to the team for their skills and to developer for backing the team throughout stressful process of town planning permit approval.


    wish i can take councils' on for not enforcing Design overlay at the time of zoning changing.... it is creating confusion, lengthy approval process and shifting market for Permit approved site (Good for us)!
