Bell Estate Agents - Brisbane

Hi,

Has anyone used Bell Estate Agents -Brisbane as their Property Manager?

Please provide any feedback on their Property Management services.

You probably already know this but worth mentioning, Belle is a franchise, there are lots of offices, every office is a small business run it's own way - the only thing the same is the name and branding really, they may have internal systems/processes that are part of the franchise system, but at the end of the day, the work is as good as the person doing it. That's why it's important to have a good understanding of who will actually be doing the work for you and what their capability is like. Key things to check are the quality of the various conditions reports - descriptions and photos, because this is the lynch pin for insurance claims and compensation claims, if they're not right, dead in the water. Advertising, checking and vetting prospective tenants is the easy part. If the Owner pays for professional photography and the Agent can write a half decent ad, that takes care of that part. Principal/Licencee usually does the trust accounting and financial side. This is regulated and audited, most businesses are ok with this otherwise their licence would be cancelled and they couldn't trade.

I hadn't, just looked them up, they'll be fine, the job's not hard you just have to know what you're doing and put effort and care into it. On the other side of the coin, it's also who the customer wants to spend their money with.
