battle axe or splitter sub-division

    I'm looking at a block in north-east vic (Banyule council) which is 750sqm. This would be my first buy & sub divide. I have read the res codes and it will require a permit for sub divisions between 300 -500. My plan would be to knock the existing and build 2, 3 or 4 brm 2 bath 1 car houses.
    It isn't a corner block it is in the street with houses either side.

    I like the duplex look where both properties front the street and the buildings have a party wall. However it appears that most if not all the subdivisions in the area, are battle axes. I plan to contact the council and ask about this, however:

    Are townhouse battle axe sub-division better eg cheaper build/easier to sell?

    Do you think that the party wall would detract buyers, it is a predominately family buyer area?

    I was looking a Metricon as a building company as it has a reasonable brand for re-sale or should I look at more independant builders for flexibility?
