    Hi All,

Heading to Ballarat this Saturday to look at a few properties and all going well, hopefully purchase one.

I am just wondering if anyone owns any IP's in Wendouree or Sebastopol? I am aware this isn't the best area to purchase, however this is what our budget allows for.

Any advice will be much appreciated

    Thanks!

i suggest Delacombe as the new town centre will be built as of the 31st of August. if its anything like lucas once the mcdonalds and woolworths was built in that area, property values went through the roof in alfredtonn

I can't say I do, but Wendouree East (East of Gillies Street) is on my bucket list for these reasons:

    - Proximity to Howitt Street, with more services than you can poke a stick at
    - Plenty of weatherboard homes on big blocks
    - Train station in close proximity for the Melbz commuters
    - Two freeway exits for the Melbz commuters, no need to travel through CBD
    - Stockland shopping centre, huge homemaker centre etc
    - It's Ballarat's most populous suburb

As you can tell it ticks a fair few boxes. Instant positive cash flow ain't bad either ;)
