    because it takes too long to actually read about markets and mortgages, develop good financial habits and actually look at properties. Why bother with all that when you can get the whole package from someone who (it looks like) has found the 'secret' and is willing to sell it to you?

    Because while the world teaches us to be specialists and outsource other specialist knowledge, it doesn't teach us to evaluate specialists. If you get it wrong.....

    Yeah, and confirmed below in the comments they're dating. Funny, 4 months ago she made this video, no mention that her BA is her partner. All details below in the description box promoting him.

    This is why you have to be careful with these 'finfluencers'. Non transparent and have conflicting interests.



    Maybe they weren't dating back then so can have the benefit of the doubt. But very suspect.... You heed to be honest with your viewers

    Absolutely, don't believe a word they say.

    By the way I am 21 and have 39 houses and you definitely need to use a Buyers Agent...conveniently I happen to be a Buyers Agent...

    Thats interesting. I guess I will stay away from them. I am sure I can find a better BA with better credentials and reviews.
    Are BA’s legally bound to provide service which is beneficial for the client and disclose any vested interest. Similar to fiduciary in financial advisors.

    I don't believe there is any regulation around this, but acting in clients best interests usually aligns with the BA's interest. The most common instance where a BA might not be working in the clients interest is if they are getting an incentive from a builder/developer/vendor, or if they're selling a property they have an interest in.

    There's a few great BAs that contribute to this forum, they'd get run out by a lynch mob if they did this stuff. They are a great place to start.

    Unfortunately, the more someone promises, the better they sound. Even if people understand that it can't be that good, they still want to believe that they have found the one social-media advertising guru who can actually do what they promise.

    The guru who promises a miracle diet pill will always sound better than the person who advises cutting food intake an exercise.

    Hope you realise that before you miss out on another cycle.

    It is illegal to be receiving commission from both parties in a transaction. So if you are getting paid by the vendor or developer, then you cannot also receive payment from the purchaser.

    Some businesses work around this by offering "subscription" services (unrelated to the purchases themselves) so you can get "direct access to their wholesale pricing on development stock" - which is not illegal but should be in my opinion.

    This is also why I advocate for choosing a buyers agent who is a member of an industry body such as REBAA who insist on their members adhering to a strict code of conduct. In the case of REBAA - they strictly enforce their rule that a BA should only ever represent the purchaser.

    I contacted him as well but he’s fully booked and the next one available will be sometime next month so there’s a bit of a long wait.

    I have also recently watched their videos and am quite tempted to book in Ravi’s strategy session. But yes I am slightly skeptical as I did realise they seem to be living together / oddly close so I suspected them being a couple. Second thing was the overly “guru” brand, i.e. when I emailed the response was mainly directing me to buy his course or book in a session. So I am still a bit on the edge…

    A team of deceit is always better than one on their own in any scam. Broker, BA, adviser etc...all basically a tight knit team. ZERO independence. Its like watching somone else play three card marley. They win. You dont...They were in on the game. Lets imagine what the strategy session will say...Buy more property. What else ?

    I have NEVER seen a spruiker seminar that says - Now is not a great time to buy. They will mention buying multiple properties and provide dubious projections that assume growth is incremental and so on. No mention of all credit being tied up or maxxed (hey they arent brokers they would say) and perils of rising rates, falling values etc. All very rosy.

    Just walk away.

    Simon suggestion for a professional buyers agent may be wise.

    1. Find a great indpendent broker for finance. Loads on PC. Get credit sorted.
    2. Consider a BA that is a pro acting for you
