    Had to have a quick look, been a while ......
    Not sure whether there are many areas fit this bill?? On this land component

    Some areas
    Balga, Mirrabooka..... lower demographic

    Balga - developers gone in hard, lots of stock on market, developers have not been able to sell

    Not attractive to me, perhaps I am biased???

    Rents will be very low, older houses much harder to rent, in current market competing with newer stock
