Attention all developers, Do you have a builders licence for your developments or do you employ a builder to do the development.
I have a Builder. A builder's license is a huge amount of time to invest and even then you need more experience + enough projects to get good bulk discounts etc etc
I am a carpenter by trade and I am trying to decide if it is worthwhile getting the licence. As previously stated it is alot of work to get it and I'm not sure if it will be worth it.
Major drawback If developer, your responsibility ends few days after sell If builder, you are liable for 6 years worth of warranty.
That's a good point be developer. My intentions with all my jobs are to do a top quality job from start to finish. Every house needs maintenance. I would like to eventually get into renovations and townhouse, duplex and small unit block developments. I think I just answered my own question lol. Doing a development of that size could bring big warranty so might be easier to get someone with more experience to run those jobs where I can be making money on other jobs.
If you are a chippie go for the license. It is valuable to have and will give you further options in your field. I'm a registered builder but these days prefer outsourcing my developments to other builders, which allows me more family time. However, i do have the option to build myself if required.
