    Oh I agree 100%, as I see them as not ideal also, same as units.

    But as long as you find suitable tenants paying the asking rent then that's what we are after after all :)

    Yeah but if you ever have the choice, and even if it costs a little bit more - detached seems like the easy choice. Its really akin to the difference between renting out a part of a house compared to a completely separate dwelling.

    And in non-financial terms, you're less likely to have issues with tenants that don't get along.

    The area that Iooking at would have issue with detached I think also, which would be an issue.

    Seriously putting GF on that size land with that house is over capitalising.
    The ideal of a 5 / 6 bedroom house on a small block with no outside area doesnt make sense to me

    I'd think it adds value, adds rent. Assume it's in NSW so it can be rented to anybody. I'd go for it.

    I can fit a duplex on 600sqm, so why not a house and GF on 575sqm

    Yes, I would go for the detached for the majority of cases.

    A detached property is always regarded as a better quality add on. It should also generate a higher re-sale price when it's on the market.
