    Haha no the thing I have noticed looks like a bath spout.
    It's funny- we have a bathroom Reno business here, and almost every client we have had that is from the US asks for a built in seat in the shower, for sitting and for leg shaving-we never do them as they leak but they are big on them!

    Congrats on not going over budget other than in selling costs - but I think u need to adjust your original costs then, or not include the extra they have paid if it covers it - as otherwise you are double dipping. It might be minor in the scheme of things, but it's a little incomplete if u just use your original costs and sale price and say your profit is x if things have changed.

    It is slightly over schedule too though isn't it? Was due end of Feb?

    That show is predominantly Canadian (with a few episodes done in US)

    Yes pleased with outcome, approximately 25% over projected/estimated profits.

    Still fine turning completion timeframes, get the whip out

    The older properties are far more challenging because you don't know what you will find and this may also incur delays. Its all new to us but we are learning along the way.

    I also think we did not consider selling/closing timeframe at the end of the project, add another month for this.

    Yep, no doubt you've seen as many shows as myself where they find unexpected things that delay work, and usually blow the budget. (Although blowing the budget isn't confined to old builds - eg every Grand Design episode!)

    Did you plan your budget with a bigger amount to begin with, or do you think you didn't get any costly unexpected surprises, or something else?

    Valuation came in yesterday and same as sales price, usually takes about 1 week

    Buy : $38355

    Rehab + Selling cost + Closing Cost: $79865

    Total Cost: $118,200

    RESALE: $167,500

    Net Profit
    = $49280

    Profit Margin
    = 41.68%
