@Big A - based on some of your posts you invest in reits and in recent times many companies closing their offices abd increase in WFH and potential less office space being occupied:

Do you see this having huge impact on likes of charter hall etc?

Yeah its definitely something I have been thinking about. So far so good. Most of the reits have done exactly what I expected them to do during a downturn. Keep paying me. Most of my charter hall and centuria holdings have almost had no impact all all. Funds that I hold that have a retail exposure have been affected. Luckily I don't hold much retail exposure and its mostly office, some industrial and some retail.

No one knows what the future holds but I don't think there will be a major shift away from people working from offices's anytime soon. People don't change that easily or quickly. Look how quickly people went back to there normal habits and behaviors as soon as restrictions were lifted. Hence why we will continue to have further outbreaks.

I look around workplaces that I deal with and I see so many unproductive people. They do the absolute minimum if barely that just to keep there jobs. Come to work, pretend to be busy, pass the time, collect pay cheque and go home. And that was when they actually had to attend a workplace and others around to see what they were doing. Now that we all have an excuse to work from home, good luck getting any productivity from people. They don't even have to pretend to be busy as there is no one around to watch you pretend.

So while I think some companies and people will continue working from home long term. I think most will want to see there people come back to the office so they can at least ensure they are doing something. What I see is that many companies will also realize how little some of there staff really do and that they can do without some of these people and see no drop in productivity.

Could mean less space needed due to leaner staff numbers. But as the economic cycle progresses and the country continues to grow, population growth will equal more businesses which will require more space. As long as our country keeps growing, regardless of trends growth will equal the need for more housing, more space for businesses, more .................

Apologize for going of on a tangent. But if there is one property manager I have faith in during this shift its Charter Hall.

Or it could go pear shaped? Best to ignore the crystal ball gazers and remove hoping / emotion from the process. Certainly much less stressful. Either way the action required is the same - stay the course.
