VIC Armstrong Creek vs. Torquay

    Hi,

    I am back in Australia and have 2 young kids. My wife family is based in Torquay. We would like to settle next to the family. Armstrong Creek seems to be much less expensive than Torquay. Has any of you have a view on the growth potential of Armstrong Creek and if it is a nice area to live in?

    I have been investing and have helped a lot of friends acquire land and built houses there both for investment and ppor.

    Specific estates are very good. If you can stay in vicinity of surf coast highway, there are still some bargains to be had.

    448 sq mt for about 275k and a 22 to 26 square house between 260k to 280k.

    I thibk the location has a lot of potential and you are still spending ateast 100k to 150k less than Torquay.:)

    Fully agree with @ashish1137, I have property in AC too, always rented out (thankfully!). Not sure if there're still bargains out there in the premium estates, do your research. Torquay is always going to be more expensive than AC for the obvious location factor.

    I have seen deals and recommend the following in the same order:

    1. Armstrong
    2. Warralily
    3. Grange or any other part around whites road
    4. Ashbury
    5. Sanctuary
    6. Watermark or any around the barwon heads road.

    My preference has been to be as near to the surf coast highway as possible.

    Ashbury estate is within walking distance to the new town centre and opposite Iona Catholic girl's college (on Boundary Rd) and very close to the Surf Coast Highway.

    I built in it and highly recommend it. I love the feel of the area...

    What's the rent like there? My tenants in the Villawood one gimme $450/week for a 4x2x2, decent house.

    They are pita to deal with. Took 3 months to finalize the design and kwpt knocking off. Finally, he had to thresten them to get it approved.

    Ot will be approx. 430 per week. Villawood is higher.

    I get 410 per week for a 15 square 3 bed 2 bath 1 garage on 238 sq mt corner lot. Best that. :p

    Is Villawood considered to be the more "prestigious" of the Armstrong Creek estates?

    Yes. It's probably because of Club Armstrong and the Villawood 'tag'. At least this is what I my PMs there tell me. Also, they say properties in Villawood and Warralily sell faster than in other estates.

    Thanks, very helpful! Feedback from chatting to locals is that Villawood is the preferred area
    Driving through it looks really nice.

    Yes, properties there tend to get rented out quicker too.

    If you're looking for a deal, you may be better off looking for a block of land/established property in one of the other half a dozen estates that have sprung up. I haven't been keeping a close on new devs there, your best bet would be to pm @ashish1137 and get him to help.
