    How many other 3 bedroom residences with commercial underneath on Darling Street are currently for sale? I dare say not that many- probs not any. Unique properties can attract a premium in a boom market. If the conditions are good I would not be surprised if this property gets close to 2mill.

    of course it will, whether it's with a corporate or ijndividual trustee, assuming youre referring to a discretionary trust.

    if purchased in a straigtht company then yes i agree as there is no 50%cGT discount available anyway then

    Good pick up - that's correct it will restrict the lenders they can use, deposit requirements etc. I've been doing a few of these of late actually - seems to be growing demand for those looking for dual sources of income in the lower tier commercial market.

    It may change the type of finance available, but not necessarily the sale price.

    Investing is all about making money. The more you make in as quick as possible is where you wanna be as an investor imo.

    Just like the people who bought homes on Carlingford Rd Epping for $800k and sold about 8 months later something like $2 mil (I forget the specifics but the numbers were just crazy to hear.)

    I have not looked at the property, but it's not that crazy.

    400/1.5m = 26% in a year.

    1. 10% uplift due to Reno
    2. 10-15% uplift due to hot market/stage of the cycle
    3. 5-10% uplift due to buying under market value to begin with
    4. Throw in a wood duck buyer

    Doesn't seem that outrageous to me..

    Yeah... I reckon I can get over $2 mil for my home, having paid $1.6 mil in Feb this year... very good buy. But I wont know what the best buyer will pay unless I was to put it on the market. And i'm not going to do that.

    20 Carlingford Rd. $838K in 2010. Sold 2015 for $3.5mil.
    "A deposit has also been taken for the neighbouring houses at 20 and 22 Carlingford Road. LJ Hooker Eastwood listed the properties in November and has been marketing them for an asking price of $3.5 million each. The site is expected to exchange next week for the combined asking price.

    No 20 Carlingford Road previously traded in 2010 for $838,000 and the owner of No 22 paid $376,000 in 1999."

    I dare say that the new LEP was approved, a large area was rezoned due to the state govt pushing the reforms back in 2007-2010 & allowing the councils to get their LEPs updated to meet the projected population targets pushed at the time. Remember the 50m population projections?

    The immediate impact is on the neighbouring schools and roads. I would try to avoid shopping at Carlo Court if possible because Eastwood isn't much better.

    There has been an idea to provide more car parking at Eastwood.... parking is frustrating.

    Gotta say Carlingford Rd is a car park at times. It was worse before the M2 came in though. But its going to get worse again with all the NW developments.
