    Another bargain in T-stowe in the "I wish I had some spare money right now" box.

    I actually showed @Gockie and @Chrispy the ad when it was being marketed - we were laughing saying it was the underquote of the century - it was advertised for $950k plus - obviously way too low.

    But now it has sold:
    11 Caminole Wynd, Templestowe, Vic 3106 - Property Details

    Granted $1.21m is a hell of a lot more than $950k.

    HOWEVER - you need to consider - 11 caminole is on 1088sqm.


    5a Corsican Avenue, Doncaster East, Vic 3109 - Property Details
    just sold for $1.375 on 385sqm.

    20 Hillhouse Road, Templestowe, Vic 3106 - Property Details
    on 1009sqm irregular block sold for $1.75m

    We recently bought in Kings Park. Had a look today on re.com and I could barely find any properties that are not under offer/contract:eek:

    Kings Park precinct most expensive land in Perth per sqm

    Just a detached house on 530 sqm block, nice quiet pocket, close to the shopping center, 497k:). Yield is not what I was hoping for though.

    That is cheap for the size of land, I am trying to visualise where it is exactly, without giving out address can you give me an idea on location.

    Ur right Mick one of my friend bought three bedder two bathroom house in carrum downs for 525k block is 782 sqm irregular shape though court location next to hall road north side..I think he got at a good price

    IMO Upwey, Tecoma and Belgrave still a good value to buy for eastern suburbs :)

    Paid approx 420k for a 30-35 yr old house on approx 600sqm with immediate subdivision potential in Werribee. I consider that a bargain :D

    Well done! Are you thinking of subdividing anytime soon? If so curious to know how much you expect the subdiv/new build to cost along with what you believe each property would be worth post subdiv. Been considering looking for something similar myself so keen to hear your thoughts

    Just finishing off a sub div in Werribee at the moment. 630sqm corner block, did a simple retain and build.

    I'd been looking around Werribee for another development project but the numbers were starting not to add up for an immediate sub division. I went the H&L route instead.

    But certainly, an existing property with future development potential at current prices is a good buy.

    If you don't mind me asking, do you mind sharing the approximate cost of the subdivision and build? Also how long did the process take? Agree in that I feel like you need some capital appreciation before a subdiv stacks up these days

    Sure.
    Built an upgraded spec 14.5 sq home on the rear. Finished and separately titled it came in a tad over 180k. Took 20 months from start to finish. Council held up the project for over 12 months though.
