    i was randomly searching for anything within 5% of 2020 medians and nothing... anyone?

    Townsville & Mackay... still very undervalued even with interest rate rises. I am not the only one saying this. People are waking up. People can only ignore these regions for so long.

    Whitepapers - InvestorKit. Read the report Overvalued or Undervalued Market Analysis. They use a good methodology.

    True however not all suburbs have enjoyed a lot of growth and comparatively to the country still very under valued as reported by InvestorKit and then of course historical prices.

    Check out the report you mind find some regions that interest you if not Townsy. Covers the top 25 regional towns.

    downloaded its an interesting report - indeed they promote townsville hard! but increase should really be massive to overcome the rates. for 300k property its 5k a year insurance+rates.. so in 10 years u need the property to go up by at least 40% to even break even after interest + fees etc.... risky.

    Not sure they are promoting hard. It is just a major regional center and its economy is rapidly improving :). But yes rates are expensive however people often quote high insurance numbers don't realise that if you buy the right house you can get great quotes. I am paying $110 per month and I saved over $2000 from shopping around. Good luck in finding a suitable region for you my friend!

    Ive noticed a few houses in surrey hills area that got marginally more than they sold for in 2017. But a year ago they wpuld have sold for 15pct less, so still annual growth i guess. And in ctbry, s hills region, definately the case that the best areas have had v low turnover (eg guildford road area) which might skew median down a bit.

    those doubled in price over 10 years and certainly over 30% in 2021. templestow also 30% up. i dont say you cant find good deals, but negotiating with agents tough...

    Ingham seems to be flat.

    Forrest Beach still cheap.

    No idea why Halifax is expensive

    Hence my claims.... However, I have checked the 2021 data from the same source and you are correct in that 2020-21 rise in median has been 16%!
