Know of one friend with a young family who is looking to move out of Tarneit due to not feeling safe and also lack of good schools.

Spot on, large swathes of Tarneit are a complete dump. Traffic was absolutely crazy pre-March around the station and the shopping center. Sayers Road, Derrimut Road and the Morris Road areas used to be banked up for kilometers - no exaggeration.

Parts of Truganina are better in comparison.

Yes unfortunately house prices in Tarneit havent gone anywhere for 2-3 years, while most of Melbourne has moved on.

You can look into places like Werribee, Truganina, point cook.
While demographics would be the same, your friend may get decent schools. Especially in point cook.

Growth is another discussion though. Your friend may also look to rent out a house for initial 6 months to get the vibe of these areas.

    Regards

Hi Guys, I totally agree with you that the prices of Tarneit has not been moved any where, where as the prices of whole melbourne is going up by 10%, it was basically due to developer in that area specially the big developer has sold the lot at very very high price and there is more supply than demand and the infrastructure is on the way but the lot has been issued for tittle
    and impact of covidd

My advice to him was to buy an older house in an established suburb. I don't think there is much difference between Tarneit and Truganina. Point Cook has its issues, but is better.

I think there is huge difference between tarneit and truganina. :)

Point Cook is s nightmare for someone who drives.

But yes, buying a decent house in established suburb at this stage may make sense.

How about the school in manor lake? I am planning to buy a house there but it seems that prices are already jacked up.

I'm not familiar with the schools in manor lakes, but I know it is a lovely suburb to live in because my tenants told me so. Over the seven years, I've had three tenants. The first two vacated because they bought their own house in Manor Lakes. The current third tenant told me that they are saving up for a house within this suburb too :)
