    @Frank Manno , my neighbour is selling property in ST Marys . I haven't seen it but the way she describes seems like what you are looking for (move in and put a granny flat to rent it out or rent the main house and still put a granny flat to rent out of build duplex).

    I wouldnt bank on this haoppening anytime soon. Driverless cars is surely going to happen but to get to a point where they are good enough such that it reduces driver stress etc and makes the outer a bit more reasonable will be very far into the future.
    Besides, the time requirement ( irrespective of who drives) will still be the same. I would think its more important for infrastructure to improve, and would look at the extent of infrastructure coming into far flung western sydney areas as a far bigger predictor of CG than driverless cars.

    There are some really good brokers on here. Best to create a thread with any specific questions for them.

    Not me for sure, I'm waiting for the Sydney property to crash or heading into sideways.

    I'm planning to sell our PPOR in Sydney in 2018, and live OS with the fam for a while.

    I want to upgrade in the same area, and will have about 2.5 mil cash to buy a nice big flat block close to beach to ultimately build our dream home on.
    Not sure where to put the cash while I wait for the right property to come up. It could take a year or 2....Where do you put money when you're cashed up so it doesn't lose value?

    Well, at the moment, it is best to keep it on the bank deposit.
    The property cycle for Sydney is at the 12 - 1'o clock at the moment.

    Some Quality LIC's like ARGO , AFI , WHF etc ...

    If the sole aim is to preserve $2.5m for the short term, and for an impending purchase whilst you earn a bit of interest ,I would certainly not buy stocks or LIC's with it.

    If the stockmarket retracts before you want to buy and doesn't recover in time, you may miss the window to get a decent deal in Sydney.

    Stick it in the bank.

    Trying to understand the thinking for experienced investors.

    If the time frame is around 2 years why not go ahead and use the dividend cycles from LIC's . Atleast , every month put 100K into LIC's so that who knows what happens in the future . He may purchase the property after 5 years or the property market may come down and he could get a very good deal for 1.5 mil etc .End of the day its just trying to minimize the risk and maximise the gains.

    However , if I am very sure and actively looking for property and could make a deal as soon as i like something then I would think keeping cash is a good strategy.

    If I am not sure or hesitant in making the move to buy the property , I would atleast start investing in LIC's in a staggered way ...
