QLD Algester in Brisbane .. Anyone else think it will do well?

    I think its positioning is very very good .. Seen some great bargains there recently & wished I had a deposit !

    what is so special about the position? I think its almost the end of council and half of it is industrial. public transport is pretty poor too

    Bus transport is pretty good into the city. What is end of council please?

    Buses are great into the city from Algester. There are 5 or 6 main services (most of them express) that go along the two main roads through the suburb and onto the busway. And I'm not sure that there's any industrial at all. I've lived here for a few years, so if there is it's so out of the way that I've never noticed it.

    The reason I like the positioning is because it's close to a few major roads (M1, Logan Motorway, Pacific Highway), close to two big shopping centers (Browns Plains, Garden City), has a couple of decent schools (at least by reputation - I don't have school aged kids so can't vouch), and is next to a few great suburbs in Sunnybank Hills, Stretton, Calamvale, Parkinson, etc.

    I've NEVER heard Algester referred to as industrial either

    Algester is a good family suburb that is well serviced by TransLink into the CBD.

    The suburb falls with BCC not Logan.

    It is well serviced by multiple public and private school options and shopping centres close by such as Sunnybank Hills Shopping Centre.

    How long does it take you to drive into the city (in OFF peak time) from Algester?

    Parking is exorbitantly priced in the CBD...everyone uses public transport unless you are an executive with an allocated car park as part of your role or your own business with car park

    Hi,

    I grew up in Algester and loved it. Had an ip there for years and it's my only property that has only ever gone up in value(never down) and always had a tenant moving in as one is moving out. Definitely no industrial areas, wholly resi. Something not mentioned yet is that it has NBN (fibre to house not node as well) - one of the few suburbs in Brisbane with this.

    Looks an interesting place to research.
    What other suburbs are worth researching in this price bracket? Looking at places without the stigma of Logan or areas of Moreton Bay.

    Looks a decent chance of growth while still decent yield of 5 to 5.5

    I don't think the yield is 5-5.5% for Algester - more like closer to 4.5%. Average 3 bedders are selling around $450K and renting $370 - $400 depending on the condition.

    What price bracket are you looking for?

    Lots of OO appeal, 3 bedder still cheap but harder to sell compare 4beds. Closer to sunnybank, Chinese influence are strong

    Agreed with David regarding yield. Algester is a great area, and has plenty of growth potential- but I still think they're a little undervalued when it comes to rent.

    I rented in Algester about 7.5 years ago. There was plenty of tenant demand. It has a bit of a country feel. Less hectic than inner city. Algester Primary is a good school and doesn’t take out of area students so I’m sure that would help with rental demand.
