    Albury central some lovely old red brick houses. North Albury is very undervalued. Just check out the areas. Closer to centroid the better for tenant pool probably can pick up decent house on large block sub division pot. For around the 200 k. East Albury is pretty good and central still. And certain parts of west Albury. Mix of big houses n commission. What are you looking for and budget. .?

    I haven't gotten anything in Albury but it's always a town I'd like to buy in.

    Albury/East/South/North Albury are the better areas. North used to be heavy housing commission years ago so a lot of tired looking brick houses around the 200-220k mark.

    Lavington has improved but probably the next rung down on the ladder in terms of tenant quality. Better returns and close to the major shopping centre.

    Just don't get a fibro place if possible. Harder to rent especially in the winter months.

    We've been everywhere. Spent the last few years in the Kimberley. Now having a year or so exploring NZ then a base in Myrtleford from next year and maybe also a bolthole in qld. Are you trying out sunny coast for a permanent move?

    Yep, flying up in 2 weeks to check out schools and areas to live and hopefully buy in the next few months and move up there in Jan ready for my 4 yr old to start school. He,ll be one of the youngest there probably. Can't hold em back like you can in Victoria. Not cheap up there though. Just done a 3 lot subdivision in Tallangatta and relocated some old weatherboards here to rent out and the rent from the house will cover mortgage for up there........fingers crossed. Will give it a few years and see if it works out. (Which it will ) cos wife won't want to move south after heat n beach life.....
    Hows n.z. ? Loved it over there. We lived there for 6 months prior to Oz. Hahei beach Mr whitianga. Coromandel peninsular. Beautiful. Enjoy.

    That sounds fantastic, especially with the cashflow to make it easier. We're on the south island, Mackenzie District. Can't decide which country will be best choice long term so keeping a foot in both camps. The ability to drive up to somewher warm with the dog in winter is pretty amazing though.

    Near the shops. Love the big backyard...but not sure about the fences and brick wall of neighbours. But probably won't achieve CF unless I can get it for less than $250K.

    Either a house on a large block, perhaps something central, or even a unit block of less than 4.
    Budget of no more than approx $500K

    There's a few around one posted earlier in this thread. Good to keep under 4 as most banks will only lend 60% as commercial. . Good luck.
    Keep us in the loop if you see anything. I'm pretty much local so will give unbiased feedback.

    Have you been to Oppy's pasta? Freshly hand made pasta and lovely sauces. Love it. Will go again when we go past Albury.

    looks like supply of houses under 200k is very low. wow.

    it could be the coming fhb grant

    Probably, plus there's no incentive in Victoria now apart from the stamp duty concession from 1st July in Vic.

    996 Sylvania Avenue North albury has been on the market for a very long time. Why is it so? At $179k no bites? It's a 2 bedder though
