Agent not submitting offer to seller after verbal agreement

    Aloha you genii, i inspected a property today and because it looked good I obtained a contract of sale yesterday. I inspected the property and asked some Qs that the agent didnt like. He sms'd later saying that a verbal offer has been accepted by the seller. I confirmed with him that no contract exchanges have occurred and I stated I could submit a good unconditional offer with 66w. he is not going to take that to the seller, honouring the other buyers verbal agreement. i was under the impression that agents must take all offers to the seller, is that correct?

    Do you know the seller or seller's solicitor? Go to them direct if so.

    It is possible that after accepting the verbal offer, the vendor has instructed the selling agent not to bother him/her with any further offers. In which case the selling agent is acting upon instruction to not forward your offer.

    Go deal directly to the vendor's solicitor. They will be named on the contract for sale. Also go directly to the vendors. Cut the agent out in this case.

    good point but i doubt that is the case. it was a new listing and i met the owner very briefly and, with respect, I think she'd take every penny she could get.

    In that case you have the option of working directly wiyh the vendor, or via her legal rep.
