    @Brian84 and @Esh - I have thought about townhouses, and the property does back onto some newly built townhouses on the street behind (which I would think would make approval easier), but I've heard rezoning is a difficult process. Perhaps I should look into it more..

    under 400k for Campbelltown 900m2 this year? didn't even think that's possible. awesome buy. Nice flip on the Emerton property. I can see why you were looking Logan/Caboolture for a rinse n repeat strategy.

    Stay away from Caboolture - It's not even anywhere near Brisbane
    You would be better off buying a cashflow place in a good area in a large regional
    Logan - not my preference either but better than caboolture

    What does cashflow positive mean to you ? The definition seems to have changed over the last few years. On somersoft a few years back people were talking about needing 8% yields to be positive. These days people reckon they are positive on 5%!! Dreamin

    In all seriousness if your about to max out maybe look at a property you can add value to

    If your after a 5 -6% yield with some cg prospects in Brisbane maybe look at thornside
    Plenty of other areas though without having to scoop the bottom of the barrel
