Advice before we buy first investment

Hi All
We are putting an offer on our first IP in Wodonga
Price is $430K
Great location on 650sqms
$400 in rent
Now the whole guttering on the house needs to be replaced and down pipes
There is multiple offers on the property
They have stopped inspections and will be presenting offers tomorrow
Does $5K to replace gutters and down pipes put you off??
What are your thoughts

I'd guess it'd be depreciation rather than deduction, but check with your tax guy

 

Maybe not if you are getting it ready to rent. Might have to rent it out first and wait a while before doing the gutters to be able to claim it. Check with your accountant.

 

$5k to replace guttering and downpipes? Seems on the high side to me.

Its a half day job and this should be under $3k imho. I did a house in Baulkham Hills 2 stories for like $2500. Took them only less than 4hrs to do the entire house and its a big house.
