    We still are seeing great number based health checks in Christies Beach (next door to Port Noarlunga). I wouldn't mind picking Peter's brain about why that has dropped off his list in 2016 (he did include it when I spoke to him 8 weeks ago).

    Peter is a friend of ours. Very knowledgable and conservative.

    He is also a buyers agent.

    We used to have a buyers agency in Adelaide our enquiries now go to Peter because we are now only focused on selling.

    Good mix of everything, there. Some are typically oo stock rather than investor stock and perhaps that's a good thing - if people want to live/move there, its likely to appreciate.

    Peter Koulizos is also a guest on last week's Property Couch podcast, in which he speaks about Adelaide also, including other major capitals. Good episode.

    What a selling point!

    Honestly I would be very careful listening to Peter Koulizos.

    Every opportunity he gets he is spruiking Adelaide property. I used to follow him on Twitter for a laugh (until he blocked me when I pointed out his inaccuracies), because every time Adelaide was outperforming the other capitals over a day/week/month/quarter using any data he could find (various indices) he would use it as an opportunity to highlight how much better Adelaide was doing compared with the other capitals (even in the middle of Sydney's boom).

    In the middle of the boom in Sydney 18 months ago he was measuring RP Data indices incorrectly and claimed that in August 2014 Sydney and Melbourne prices had fallen year to date, see here if interested:

    Even after I highlighted the error of his ways, his inaccurate measure of the indices continued:

    In my view he is the very embodiment of an Adelaide property spruiker.

    When it comes to your own financial future you should not ever be "listening" to anyone. It's not a religion where one thought process is perceived right and the others then by default have to be wrong. The reality is that it is all view points and nothing else, everyone has a perspective, a certain way of looking at things and that can only be taken as a view point never as a fact, especially something as personally specific as investing.

    Absolutely agree @Xenia, but there's a difference between sharing an opinion/perspective vs sharing factually incorrect figures to further an agenda (and continuing to do so even after having been corrected once).

    Some of the latest new properties I'm listing are like 250m2 of house on a 150m2 block of land, it's amazing what some designers can pull through.

    I am searching for duplex properties in Adelaide but have not come across any. They are heaps in brisbane and surrounding but seems to be quite rare in Adelaide. Is that not a preferred stock over there?

    Mostly call them semi detached or maisonettes here. Duplex is not SA terminology :p
    There's lots in certain areas - where abouts are you looking? And why would you want that?

    Larger block, so more options in the future, and better yields. Will be looking for long term that is easier to maintain.

    But only if locals want to rent it :)

    There's several of these online now in the outer northern suburbs, whether you'd want them or not is a different question. They do come up in other areas - but usually sell for a fortune as the sales agents market them as development opportunity and over price them :rolleyes:o_O
