    Mile End has a pretty wide spectrum of property types. The one posted above is lovely but there’s some shockers too.

    Yes you are correct @NickWCBA, some of the properties are really getting huge returns. I can understand the blocks 700m or greater, but that 500m block and house for $660K was a great result - also sold without an agent.

    Just declaring an interest - i have a property in 5008 so i might be hyper-focused in that area.

    That is so huge. Percentage ( growth )wise is there anywhere in Adelaide as good?

    Most of Adelaide is the same.
    Morphett Vale was 300k now 400k, Sheidow Park was 400k now 600k. Paralowie was 250k now 350k.

    what you could buy for 1mil before COVID is now 1.3mil in Glenelg Nth (I got a very close eye on this 'burb)- that is for a newish house with good size land component. But units- I'm still seeing get sold at the same price they were a decade ago...

    That is sensational pricing, considering how far they are from Adelaide CBD. Time to reward patient Adelaide investors.

    Wow, I guess my strategy of selling Sydney and buy Adelaide for retirement is disappearing in front of my eyes ...... Maybe I would need to downsize to a Unit/Villa/Townhouse instead.

    I'm interested in understanding long term what Adelaide has on the cards.

    Any large drivers. I know a lot about what Brisbane has coming up in the next 5 to 10.

    Lifestyle?

    The new normal appears to be lifestyle based and Adelaide has the same benefits of coastal sea change destinations as well as capital city benefits.

    The economy of Adelaide is always lagging Bris and Perth but does have a mix of Resources, Defence, manufacturing and tech. It never boom / busts like bris Perth but is very steady.

    If you had $500k to spend would you buy something smaller, slightly higher yielding or larger >500sqm block for investment in Adelaide? My goal is cap growth in 8-10 yrs with some level of yield. Location within 10-12kms of the CBD.

    My preference is 600sqm plus in the km range you’ve mentioned. Although happy to drop below 500sqm for desirable locations within 8km of the city.
