    Defiantly, agree, due diligence is defiantly required. And if you are chasing an under valued property, yo need to do the leg work and, often find its not worth perusing any further.

    what are everyones thoughts on Kilburn?. I have a pair of side by sides on approx 1100m2 whose tenancy is coming to an end. Much of the street is under development, wondering if now would be a good time to sell or keep for a few more years. thanks

    Given it’s a side by side I’d say it’s probably in the urban renewal zone. This is the northern section of Kilburn. You’d likely be able to put 6 townhouses on that much land if it’s in that section of kilburn. Worth taking into consideration with your decision making.

    Thanks. It is in the northern part, off Churchill road. Will contact town planners to work out feasibility for future development.

    Huge demand for large family houses as far as I can see. There was an open inspection in my street in Golden Grove. 100 groups at the open, 20+ offers. Sold within 48hrs. Didn’t make it to Auction.

    It’s insane here.
    I just had our IP valued. It’s a 2br 60s unit in a great area. We purchased in mid 2019 for $430k and it’s now worth $550-600k! Say whaaaat? But the quoted price is in-line with comparative recent sales, so it does appear to be accurate.

    I am invested in 5008. Been watching that area closely. Definitely lifted to crazy levels too.

    Propertyvalue estimated that one $800-$900k.

    Nice house of course.....great price!!

    I find there is a lot of lag with properlyvalue app. But definitely a great price!
