Predictions of 10%+ imminent, and up to 20% by years end.

Top Suburbs to rent in SA - 26th March 2021

Blackwood rents have dropped 14.46% to only $355/wk

Does anyone know why that is? Is it something to do with the Uni?

And they haven't even seen a surge in listings:
    Biggest increase in rental listings
    Hilton 171%
    Angle Vale 170%
    Tonsley 95%
    Salisbury Plain 83%
    Seaford Heights 83%
    Ashford 73%
    Vale Park 67%
    Hamley Bridge 60%
    Waikerie 59%
    Meningie 56%

You probably don't want to be hiking rents in the above suburbs due to the surge of competition among landlords. And these figures are pre Jobkeeper finishing tomorrow.

Rental listings have plunged in Moana, down 45%!!! Excellent place to pick up a rental!!

Well, Blackwood traditionally has few rentals and many ppl looking bc of Flinders (nice back way in via foot or bike), and my observation is that most were share houses with overseas students. Not a lot of them BTW. So $355 pw in Blackwood is such an anomaly given the great housing there, the location, blackwood village vibe etc .....
What does Bellevue Heights look like? It is Very similar in terms of Uni access.

Inner south, south east, and inner east have gone nuts over the last 3 months. Some good ones have jumped 50-70% over last 3 months, which is unbelievable. These pockets have become more and more Melbourne like. Hopefully just getting started.
