    Will Botanic High push up rental demand?

    "Demand for the school, which opened yesterday, has been strong, with The Advertiser reporting it is already at capacity for Year 8 enrolments, and 65 “out of zone” families who wanted to attend were not given places because they did not meet eligibility criteria."

    "Mr Kilroe had also noticed an influx of executives relocating to Adelaide on two to three-year contracts in the past two months, seeking rental properties.

    They included medical professionals wanting to live in the inner west while working at the new Royal Adelaide Hospital, and defence contractors.

    “We’re also getting quite a bit of demand for rental properties in the Henley High School zone, particularly with the defence contracts at Osborne,” he said."

    Got a client looking to purchase IP at Holden Hill/Oakden with budget of around $450K. @DaveM or @D.T. - would you be able to provide some insights here? What do you think of the CG prospects of these suburbs? Hard to tell when not on ground so thanks in advance :)

    Also any investors who have invested there before and happy to share their thoughts on the growth aspects of these suburbs? Much appreciated.

    I like Oakden and manage some there - particularly the section near the park/lake on Ross Smith Blvd, the homes around there are good quality, well kept, it has a good look about it. THe homes in the area are a younger generation than most suburbs of Adelaide where 60's stock is prevalent - these are more like 90's. As a result they're a little bit more expensive as well but its worth it i think to have a lower-headache investment.

    Dont really have many in Holden Hill itself, but do in all the adjacent suburbs to that on all sides - Gilles Plains, Valley View, Dernancourt, etc. This is more the 'north east corridor' and is doing quite well lately on the back of O-bahn upgrade (transport infrastructure), hospital upgrade, shopping centre upgrade, etc.

    I think that there are now 27 suburbs in Sydney where the median price has fallen below the $1m marker. :oops:

    What the school zone overhaul means for house prices

    "Stronger market competition and soaring house prices could be on the cards for parents seeking to buy into the revised enrolment zone for Adelaide’s two public CBD high schools, experts warn."

    “When schooling is important you may be limited when it comes to buying a home,” she said.

    “So I think we’ll likely see more people move into apartments or units in bid to get their kids into the desired school.

    “It’s not uncommon and is a scenario we’ve seen in other cities, like Brisbane where apartment sales increased for the exact same reason.”

    Which suburbs are Adelaide’s strongest price performers?

    "Virginia, a small northern suburb in Playford took top spot with a 31 per cent"

    "That’s what’s been driving prices and demand from buyers, predominantly families who are moving here from more traditional suburbs like Ingle Farm and Modbury.
